What can I build here?

Utah zoning, explained in plain English. Tell us the city (and the address, if you have one) and what you have in mind. A licensed Utah commercial broker looks up the city's zoning map and code and sends you a free, plain-English zoning summary. Free, no obligation.

How it works

  1. Tell us where and what

The city, the address or parcel number if you have it, and what you'd like to build or do. Two minutes.

  2. We read the city's rules

A licensed commercial broker checks the official zoning map and the city's own code for that zone.

  3. You get a plain-English summary

What the zone is, what it lists as allowed, the big limits, and who at the city to call to confirm.

Pick what you'd like to build. We'll show the kinds of zones that usually allow it and what tends to trip people up.

What your summary covers

  • The zone the property sits in, from the city or county's official map.
  • Uses the code lists as permitted, conditional (needs a review) or not allowed in that zone.
  • The big limits: lot size, setbacks, height, parking and similar standards.
  • Extra layers we spot, like overlay zones or the city's general plan for the area.
  • Next steps: who to call at the planning department, and the questions to ask them.

Every summary links to the city's own map and code, so you can read the source yourself.

Who it's for

  • Landowners

Find out what your land could become before you decide to hold, build or sell.

  • Buyers

Check what a property allows before you write an offer.

  • Developers

A quick first read on a site before you spend on engineers and attorneys.

  • Businesses

Make sure your kind of business is allowed at the spot you like.

Why it's free

We're commercial real estate brokers with Team Utah Commercial, brokered by RE/MAX Associates. We do this free because some people later hire us to buy, sell or lease land and buildings. Many don't, and that's fine. There is no obligation and no pressure.

Backed by RE/MAX Associates

Stockton Farnsworth is a Utah Associate Broker with Team Utah Commercial, a commercial team brokered by RE/MAX Associates. When you're ready to buy land, sell a property or find a site, you'll have a licensed Utah commercial broker and a RE/MAX office behind you. Each Office Independently Owned and Operated.

Important: Not legal or zoning advice. Zoning rules change, and only the city or county can say for sure what is allowed on a property. Confirm with the city or county planning department before you buy, sign or build. For a lender or a legal question, ask the city for a zoning verification letter or talk to a land use attorney.

Where we work

Cities and counties across Utah, with most of our work in Salt Lake, Utah, Davis, Weber, Tooele and Box Elder counties. New to zoning? Start with how Utah zoning works.

Questions people ask

Is the zoning summary really free?

Yes. There's no cost and no obligation. We do it because some people later hire us to buy, sell or lease property. Team Utah Commercial is brokered by RE/MAX Associates.

Is this the same as a lawyer's opinion?

No. It's general information a real estate broker gathers from public records, like the city's zoning map and code. It is not legal or zoning advice. Only the city or county can confirm what is allowed, so confirm with the planning department, and talk to a land use attorney for legal questions.

How do I find my property's zone myself?

Look up the city's official zoning map (many Utah cities post one online) or call the city's planning department. If the land is outside a city, the county zones it. Or send us the address and we'll find it.

What's the difference between a permitted and a conditional use?

A permitted use is allowed if the project meets the zone's standards. A conditional use is allowed after a review, and the city can attach conditions, like hours, screening or traffic changes.

Can I get my land rezoned?

You can apply. The planning commission usually holds a public hearing and makes a recommendation, and the city council decides. It's a policy decision, so a yes is never certain. Your summary can show what the city's general plan says about the area, which often hints at how a rezone would be received.

Which cities do you cover?

All of Utah. Most of our work is along the Wasatch Front: Salt Lake, Utah, Davis, Weber, Tooele and Box Elder counties.
